Schluter Home Additions & ADU: The Austin Owner’s Guide
Schluter home additions and ADU construction in Austin typically run $45,000 to $130,000 for a full addition and $90,000 to $220,000 for a detached ADU, depending on square footage, foundation work, and the Schluter waterproofing systems specified. Most Austin homeowners discover they need Schluter-specific expertise when a previous contractor skipped the KERDI waterproofing membrane at the floor-to-wall transitions, or when the DITRA-HEAT uncoupling layer was installed without the required edge joints. That failure shows up as cracked tile, water staining at the baseboards, or a subfloor that feels soft underfoot. We stock Schluter profiles, KERDI-BAND, DITRA membranes, and KERDI-DRAIN assemblies on our trucks, which means we can usually diagnose and correct a failing Schluter installation on the first visit.
We are an independent Austin remodeling contractor, not affiliated with Schluter Systems. But we install their products every week because, frankly, the membrane system works when it’s detailed correctly. And when it’s not, the fix is straightforward once you know what you’re looking at.
Which Schluter Products This Applies To

Schluter makes a wide range of tiling and waterproofing components, but for Austin home additions and ADUs, the critical pieces are the KERDI waterproofing membrane, DITRA and DITRA-HEAT uncoupling mats, KERDI-BOARD building panels, and the metal profile strips (Schiene, Rondec, Quadec) that finish outside corners and floor transitions. Each line has specific thicknesses and bonding requirements. KERDI membrane is 8 mil thick and gets embedded in unmodified thinset; DITRA is 1/8 inch thick with a dovetailed undercut that locks the tile bed in place. The compatibility gotcha most people miss: KERDI-BOARD is not a structural panel. It’s a waterproof tile substrate only. If your addition’s framing or sheathing is flexing, KERDI-BOARD will not fix that, and the tiles installed over it will crack along the movement joints.
The OEM-vs-aftermarket question is simpler with Schluter than most brands. Schluter’s system is engineered as a unit, so mixing a generic waterproofing membrane with Schluter drains or profiles voids the manufacturer’s system warranty. We install genuine Schluter components for this reason. There are decent aftermarket profile strips out there, but the savings on a $60 strip isn’t worth losing the system-level warranty on a $100,000 addition. If you’re not sure which membrane was used on your existing space, look for the orange grid pattern on the KERDI or the KERDI-BOARD printed logo visible at any exposed edge. We can also usually identify it by the texture and thickness during a site visit.

Signs Your Schluter Home Addition or ADU Is Failing
- Tile cracking in straight lines, not random webbing. Straight-line cracks usually follow the seams where KERDI membrane sheets were overlapped without KERDI-BAND, or where the DITRA mat was butted instead of overlapped. The substrate is moving independently under the tile. The fix is pulling the tile, correcting the seam detail, and re-setting.
- Musty smell near exterior walls of the addition. Austin’s humidity plus a missing KERDI-BAND detail at the wall-floor junction lets moisture wick into the framing. You’ll smell it before you see it. Once the drywall wicks moisture, you’re looking at mold remediation on top of the tile repair.
- Grout staying dark or discolored long after drying. Grout that won’t dry out means water is trapped behind the tile, not draining away. This points to a failed or missing slope at the KERDI-DRAIN, or a KERDI-BOARD joint that was taped but never sealed at the corners. The water has nowhere to go.
- Loose hollow-sounding tiles in a grid pattern. If you tap tiles and hear a hollow tone in neat squares, the DITRA mat has delaminated from the subfloor. That’s almost always a thinset problem: wrong thinset, skimmed-over thinset, or the mat was walked on before curing. In Austin, we also see this from slab moisture, which we test for before any new installation.
- Water staining at the base of exterior-facing walls. This is the classic sign that the KERDI membrane stops short of the sill line, or that the KERDI-BOARD seam at the bottom plate was never sealed. Austin’s spring and fall rain seasons test that detail hard.

AfterReplacement Cost & What’s Included

For a full Schluter-based home addition in Austin, the installed range is $45,000 to $130,000 for the complete project. For an ADU built with Schluter waterproofing, expect $90,000 to $220,000 depending on whether it’s attached or detached, the foundation type, and how much tile work is specified. If you’re only correcting a failed Schluter membrane detail in an existing shower or bathroom, that repair typically falls into our bathroom remodel or walk-in shower ranges: $4,500 to $12,000 depending on how much tile has to come up and whether the substrate behind it survived.
Every quote includes the written price before any work starts, the Schluter materials, our labor, the permit, and our 365-Day Done Right Promise. If a detail fails within a year, we come back and make it right. No argument, no second invoice. That’s how Luca runs every Austin job, and it’s why we put the warranty in writing rather than leaving it to a handshake.

DIY or Call Us?
You can check a few things yourself: look for exposed orange membrane at the tile edges, run your hand over the KERDI-BAND seams to feel for air bubbles or delamination, and tap around the shower floor for dead spots. That’s the inspection part. The repair part is not a weekend project. Cutting out cured thinset around a KERDI-DRAIN without nicking the fleece backing, re-seaming joints so they hold 100% waterproof, and re-sloping the bed correctly requires trowel work that took us years to get right. Water damage from a bad DIY membrane repair in Austin routinely doubles the original fix cost, because the leak hides until the framing is saturated. If the KERDI system is failing, call us at (409) 834-4854. We’ll put a written estimate in your hands and tell you honestly what has to come out and what can stay.
FAQs

A properly installed KERDI membrane will last the life of the tile installation, which in Austin is typically 20 to 30 years before the tile itself wears or styles change. Failures we see are almost always installation errors, not product failures: missing KERDI-BAND, skipped corner seals, or movement joints ignored at the DITRA mat edges. The product outlasts most of the workmanship we’re called to correct. Call (409) 834-4854 if you want us to scope yours and tell you what you’ve got.
Sometimes, yes, if the failure is caught early and isolated to one seam or one corner. That requires pulling the tile in the affected area, cutting back the failed KERDI or KERDI-BAND, and re-seaming with proper overlap. If water has already wicked behind the board and into the framing, it’s a full gut. The earlier you catch it, the less you pay. If you’re seeing staining or smells, call us and we’ll tell you straight what you’re dealing with.
A single shower seam repair runs 2 to 3 days including demo, re-waterproofing, and tile re-set once the thinset cures. A full ADU shower rebuild with new KERDI-BOARD, KERDI-DRAIN, and tile runs 5 to 7 working days. We give you a written schedule before we start, and you get photo updates as each layer goes in. Call (409) 834-4854 and we’ll walk you through the timeline for your specific scope.
Yes. We carry KERDI membrane rolls, KERDI-BAND, KERDI corners, DITRA and DITRA-HEAT mats, KERDI-DRAIN assemblies, and Schluter profile strips (Schiene, Rondec, Quadec) as standard truck stock. That means most repairs start the same day as the site visit instead of waiting on a supply-house order. We also work with KraftMaid, Cambria, and Silestone for cabinetry and countertops, so your addition finishes with materials that match the Schluter work, not clashing with it.
If your Schluter addition or ADU is showing signs of trouble, don’t wait until the water damage spreads. Measure twice, cut once, then we actually build the thing. Call us at (409) 834-4854 for a free estimate and a written price before any work starts.
