PGT Home Additions & ADU: The Austin Owner’s Guide
A PGT home addition or ADU project in Austin typically runs $45,000 to $130,000 for a full build, with garage conversions landing between $30,000 and $80,000 and standalone ADUs stretching from $90,000 to $220,000. We stock and install PGT windows, doors, and glazing systems as part of every addition we frame in the Austin market. Most homeowners call us when their existing PGT door or window has a failed seal, a warped frame, or hardware that no longer latches and they want it addressed before the addition gets closed in.
You’ll know the part has gone when the door drags, the window fogs steady between the panes, or the locking mechanism won’t engage without real force. In Austin’s humidity and heat, we see PGT insulated glass units fail faster than coastal markets because the temperature swing from a 105-degree afternoon to a 60-degree night puts constant stress on the seal. Luca Romano and our crews have pulled enough of these apart to tell you exactly what it costs to fix and whether you’re better off replacing the whole sash.
Which PGT Models This Applies To

PGT splits its residential line into three families: WinGuard (impact rated), SpectraGuard, and the standard PGT 400/500/700 series. For Austin home additions, WinGuard is the one we spec most because it’s tested for windborne debris and the city’s adopted building code requires impact protection on certain exposures. The 400 series is the budget workhorse; the 700 series is the architectural line with narrower sightlines that owners pick when the addition has a full wall of glass.
Here’s the compatibility gotcha: PGT parts are not universal across series. A roller assembly from a 400 series slider won’t seat in a 700. You identify the right part by the etched glass logo in the corner of the pane, then a small white sticker on the top or bottom of the sash with the series code and manufacturing date. If the sticker’s long gone (Austin sun cooks them off in about four years), measure the sash thickness and the frame depth to the sixteenth of an inch and we’ll match it. Aftermarket equivalents from our supply partners work fine on 400 series hardware, but WinGuard impact units should always get OEM PGT components so the impact rating stays valid for your insurer.

Signs Your PGT Home Additions & ADU Is Failing
- Fog or condensation between glass panes. The desiccant seal inside the insulated glass unit has failed. In Austin’s humidity, one failed seal turns into visible fog in a single season.
- Sliding door drags or sticks at one end. The roller bearings have flattened from years of pollen and grit grinding in. Usually the track is fine; the wheels are done.
- Locking handle turns without engaging. The internal cam on the PGT multipoint lock has worn down. You’ll feel less resistance on the turn. Forcing it can snap the tailpiece, which then costs more.
- Visible daylight through a closed frame. The corner weld on the vinyl or aluminum frame has cracked. That’s structural, not a shim job. It needs a replacement section or full sash.
- Window drops when you open it. A failed spiral or block-and-tackle balance in a hung window. The window still closes, but one side is dead and the sash sits crooked.

- Sliding door roller and track service: $150 – $400
- Multipoint lock assembly replacement: $180 – $450

Every quote includes the part, the labor, and the written price before any work starts. That’s The Relay Standard. If the part fails within a year of our install, we come back and make it right under the 365-Day Done Right Promise. No change orders, no price that creeps between the estimate and the invoice.
DIY or Call Us?
A homeowner can safely check a few things before calling: clean the track, tighten the handle screws, and look for the white sticker that gives us the series code. That’s the extent of it. Replacing a PGT insulated glass unit means dealing with a vinyl bead and wedge gasket system that cracks if you pry it wrong, and a WinGuard unit weighs enough that one bad lift sends it through the wall. The springs and balances in hung windows are under enough tension to take a finger off if they slip. Where Austin’s code requires impact-rated glazing, an improper aftermarket swap means your insurance can deny a future claim. We’d rather you call and get the right part the first time. Measure twice, cut once, then we actually build the thing.
FAQs

Standard PGT units last 15 to 20 years in Central Texas before seal failures become common; WinGuard impact units often run 20 to 25 because the laminate interlayer protects the seal from thermal cycling. Austin’s UV load shortens vinyl frame life by about three years compared to northern installs. Call (409) 834-4854 for an exact assessment of your units.
Yes, parts like rollers, handles, locks, and balances are individually repairable and that’s usually the cheapest fix. A failed glass seal is not repairable; the IGU gets replaced as a unit. We always quote the repair option first when it exists, because we wouldn’t want to pay for a sash when a roller is the problem.
Hardware swaps like rollers and locks run 45 minutes to two hours on site. A full insulated glass unit replacement runs one to two days because the new IGU gets ordered to spec and we install it once it arrives. Addition jobs follow their own schedule from framing to trim.
Our Austin trucks carry common 400 and 500 series rollers, handles, and locks. WinGuard IGUs and special-order sash components get ordered to your exact measurements, and we’ll give you the lead time in writing before you commit. Independent provider, not affiliated with PGT, but we order OEM where the impact rating matters.
If you’ve got a PGT window or door acting up on your Austin home, call (409) 834-4854 and we’ll give you a written price before any work starts. Free estimates, no phone tag, and a live person picks up.
