ActiveYards Home Additions & ADU: The Austin Owner’s Guide

Home additions and ADU construction on a property with an existing ActiveYards fence or outdoor structure in Austin typically runs $45,000 to $130,000, depending on square footage, foundation work, and whether you’re building up or out. We handle the full scope: permits, demo, framing, electrical, plumbing, finishes, and the final tie-in to your ActiveYards perimeter. Most owners call us after they’ve outgrown the layout their ActiveYards fence still faithfully encloses, and they need the living space to match.

We’re an independent Austin general contractor, not affiliated with ActiveYards. But we work around their fence and gate systems weekly, and we know how to sequence a home addition or ADU so your existing ActiveYards line stays intact, plumb, and secure while we build next to it or through it.

Which ActiveYards Models This Applies To

ActiveYards sells aluminum and vinyl fence systems under a few distinct collections: the Classic aluminum line, the Horizon and Elements vinyl lines, and their pool-code-rated models. The specific style matters less for a home addition than the gate hardware and post spacing do. Most Austin ActiveYards installs use 6-foot posts set in concrete with the gate frame rated for a specific swing direction and latch throw.

Here’s the compatibility reality on an addition or ADU: if we’re extending your roofline, adding a second story, or building an ADU within 5 feet of an ActiveYards fence line, the set-back and post-footing depth come into play. City of Austin residential code requires setbacks of 5 feet for accessory structures under 15 feet tall, and your ActiveYards posts are likely set at 24 to 30 inches deep. If we’re cutting a new driveway or walkway through an existing ActiveYards run, we match the original post spacing and re-hang the panels on the same centerline. Aftermarket posts and brackets work fine structurally, but OEM ActiveYards gate hinges are worth keeping because they’re powder-coated to match the exact finish. We can walk you through the label under the gate latch to confirm the series before any cutting starts.

Signs Your ActiveYards Home Additions & ADU Is Failing

  • Post lean at the gate line. Soil in East Austin and the Bouldin Creek area shifts seasonally with the clay, and an ActiveYards gate post that’s drifted off vertical means the footing wasn’t set deep enough for the added torque of a larger gate. The panel still looks fine, but the post is slowly pulling the whole run out of square.
  • Gate drag or latch misalignment. If your ActiveYards gate catches the ground or the latch doesn’t seat without lifting, the hinge post has moved or the gate frame has racked. This gets worse after the kind of heavy rain we get in spring, when the clay expands.
  • Rust bleed at the gate hinge screws. ActiveYards aluminum won’t rust, but the steel hardware they ship with can, especially near sprinkler heads. The rust stains the panel and tells you the hinge is losing grip.
  • Cracks in the concrete slab next to the fence line. If you’re planning an addition and see cracking where the old patio meets the ActiveYards post line, that’s a drainage problem, not a fence problem. It means water is undermining the post footing, and the post will eventually follow the crack.
  • Panels pulling out of the bottom rail. Vinyl ActiveYards panels in full Austin afternoon sun expand and contract enough that the bottom rail can pop its retainer after ten or twelve years. The panel stays in place but it’s loose, and it gets loud in the wind.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

Here’s the honest math for Austin homeowners. A home addition on a property with existing ActiveYards runs $45,000 to $130,000. An ADU construction project lands between $90,000 and $220,000. The spread depends on whether we’re doing a bump-out with a simple roofline tie-in or a full second story with new HVAC.

What drives the price: footings and foundation work, the amount of ActiveYards fence line we have to temporarily remove and reinstall, the roofline transition, and finish level. Every job includes a written price before we start, a line-item breakdown so you see exactly what the fence work costs versus the framing, and a workmanship warranty on the ActiveYards reinstallation. If we touch a post, it gets reset at proper depth with new concrete, not shimmed. If we rehang a gate, it closes square or we don’t call it done.

DIY or Call Us?

You can safely check your ActiveYards line yourself: look for post lean, test the gate latch, and mark any loose panels before we quote the addition. That helps us price the fence work accurately without a second visit.

What you shouldn’t do is cut through the fence yourself or pull posts to “save the good ones.” ActiveYards panels come down fine, but the posts are set in concrete, and pulling them wrong breaks the post sleeve or cracks the footing you might want to reuse. If we’re building an ADU within the Austin setback, the post locations matter for the permit drawing, and a DIY removal that shifts the line creates a code issue we have to fix before framing. Call us at (409) 834-4854 and we’ll walk the property with you, mark what stays, what gets re-set, and what gets replaced, then put that number in writing.
