ActiveYards Windows & Doors: The Austin Owner’s Guide

If your ActiveYards window or door hardware has failed, we stock compatible replacement parts and install them across Austin, typically for $275 – $850 depending on whether it’s a roller, latch, hinge, or full sash assembly. Most single-part swaps are done in one visit, and we keep the common failure points on our trucks so you’re not waiting on a second trip. The way you usually discover the problem: a door that suddenly drags, a window that drops when you open it, or a lock that won’t engage no matter how hard you shove.

Which ActiveYards Models This Applies To

ActiveYards changed their hardware specs at least twice in the last decade, so the part your neighbor bought won’t necessarily fit your frame. Their residential window lines share roller and latch geometry across most vinyl series from roughly 2014 forward, but the older aluminum-clad units used a narrower roller channel that newer parts don’t seat into. Here’s the compatibility gotcha we run into weekly in Austin: measure the roller channel width, not the wheel diameter. A 3/8-inch channel and a 1/2-inch channel look identical from across the room, and forcing the wrong roller bends the track. For doors, the latch keepers changed from a single-screw plate to a two-screw plate around 2017, so we ask for a photo of the old part before we head out. We’ll match OEM parts when they’re still available, and we’ve had good results with the aftermarket replacements from the same suppliers that serve the Texas distribution network. If you can find the label on the inside of the frame or the bottom of the sash, that series code tells us more than any photo of a broken part ever will.

Signs Your ActiveYards Windows & Doors Is Failing

Here are the five failure patterns we’ve logged on ActiveYards hardware across Austin homes, sorted by how often we see them.

  • The window drops when you tilt it open. The pivot bar sheared or the channel clip snapped. This isn’t a cleaning issue; it’s a metal fatigue break in the balance system. Left alone, the sash will eventually slam down and crack the glass.
  • The door grinds when you slide it. The roller wheel has gone out-of-round, usually from grit packed into the bearing. Austin’s fine limestone dust is brutal on sealed bearings, and we see this most often on doors facing the south or west sun.
  • The latch won’t stay engaged. The keeper plate has pulled loose from the jamb, which usually means wood rot behind it or a stripped screw hole in the vinyl. It’s a security problem first: the door feels closed until a gust or a shoulder push opens it.
  • Water streaks on the interior sill after storms. The weep holes are clogged and water’s backing up into the track, but sometimes it’s a failed corner seal on the ActiveYards frame. Either way, pooling water on the track accelerates roller failure and draws ants.
  • Visible hairline crack on the corner of a vinyl sash. This is UV embrittlement from Texas sun, and we see it most around year 10 – 12 on south-facing windows. The crack doesn’t get better, and the only fix is a new sash or a full replacement.

Replacement Cost & What’s Included

In Austin, expect hardware-only replacement on ActiveYards windows to run $275 – $450 installed for rollers, latches, and balance clips. A full sash replacement lands in the $450 – $850 range because the part is bigger and often has to come from a regional distributor. What drives the difference: whether you have the older aluminum-clad series (harder to source, higher part cost) and whether the track itself has been damaged from running a bad roller too long. Every quote includes the part, the labor, and our 365-Day Done Right Promise in writing. If the replacement part fails within a year, we come back and make it right. And you’ll get the written price before we start, so the invoice matches the number you approved.

DIY or Call Us?

You can safely check a few things before you reach for a screwdriver: clean the track with a dry brush, clear the weep holes with a paperclip, and see if the window locks when you press inward on the frame. That tells us whether the problem is grime or hardware. What goes wrong with DIY on this particular repair: sliding door rollers are spring-loaded under tension, and removing the sash without knowing the release points can send a 60-pound glass panel into a wall or worse. Same for the balance clips: they hold stored energy from the window spring. If you’ve already got the panel out and you’re second-guessing the reassembly, stop and call us at (409) 834-4854. It’s a faster fix for us than it is for you, and we don’t charge to tell you what’s actually wrong.
