Boxabl Windows & Doors: The Austin Owner’s Guide
We stock and install Boxabl-compatible windows and doors in Austin, with most window replacements running $450 to $1,700 per unit installed and entry door systems typically landing between $900 and $3,200 depending on size, glass package, and hardware. Most swaps take one day once the part is matched to your unit. You usually find out a window has failed when condensation won’t clear from between the panes, the latch stops engaging, or the door starts dragging against the frame every time the Texas humidity spikes.
Here’s what Austin Boxabl owners run into. The Casita’s standard window and door package is compact, energy-rated for factory delivery, and shipped fully sealed. Because the unit travels as a finished module, damage often shows up months after delivery rather than at install: a hairline seal crack from road vibration, a door that settles out of square on an unlevel pad, or a window frame that flexes just enough in a Hill Country wind gust to lose its weather seal. None of these are catastrophic. All of them get worse if ignored.
One thing up front: Sawyer Remodel Austin is an independent service provider. We’re not affiliated with Boxabl, and we don’t pretend to be. We stock common matching parts, we know the spec ranges, and we fix what’s wrong with the right part the first time.
Which Boxabl Models This Applies To

The original Casita (the 20×20 foldable unit, sometimes called the 375-square-foot model) uses a fixed exterior window package with slim frames and low-E glazing sized to the factory wall openings. If your Boxabl was produced in the last few years, you’re almost certainly working with that package. The key gotcha: the original window rough openings are built around metric-derived frame dimensions, so a standard big-box 36-inch or 48-inch off-the-shelf window won’t drop in without modifying the opening. We measure the actual opening before ordering anything.
For doors, most Casitas ship with a standard 36×80 entry door, but the hinge spacing and threshold profile vary slightly between production runs. The surest way to identify what you have is to check the manufacturer label on the door edge or window frame. If that label is gone, we pull measurements side-to-side and top-to-bottom inside the rough opening, and we match the frame depth. For OEM parts, lead time can run two to four weeks. For quality aftermarket equivalents that match the opening and the glass spec, we can often have the part in hand within a week. For most Austin owners, the aftermarket route gets the job done faster at the same or lower price, and we tell you the tradeoffs before you commit.
We also work KraftMaid cabinet lines, Cambria and Silestone counters, and other branded fixtures across our remodel projects, so if your window repair grows into something bigger, the materials are already in our supplier network.

Signs Your Boxabl Windows & Doors Is Failing
- Condensation between the panes. The factory seal on the insulated glass unit has failed. Once moisture is inside, the glass is done. You can’t dry it out. The fix is a replacement sash or full unit.
- The latch won’t fully engage. This is usually the frame flexing or the strike plate misalignment from transport or from the pad settling underneath your unit. Sometimes it’s just an adjustment. Sometimes the latch mechanism itself is worn. We find out which it is before we charge you for a part you don’t need.
- Draft around the door or window when the wind blows. The weather gasket is compressed, torn, or missing. On a Boxabl, these gaskets are thin and factory-applied. After a couple of Texas summers, they lose flexibility and start leaking air. The good news: gaskets are cheap. The fix is fast.
- The door drags or sticks against the frame. This is almost always the door slab settling, or the hinges loosening, or the frame shifting slightly. It’s rarely the door itself. A door that drags will chew up the threshold and the bottom sweep, so don’t wait months to address it.
- Visible light or water stain around the frame edges. Water is finding a path. In Austin, where heavy downpours come fast and dry spells alternate with humidity, a small seal failure turns into rot and mold quickly. If you see staining, we need to look at it.

AfterReplacement Cost & What’s Included

For Boxabl window replacement in Austin, plan on $450 to $1,700 per window installed, depending on size, glass package, and whether we’re replacing the sash only or the full frame. Entry door systems run $900 to $3,200. These are installed prices, parts and labor together, and the number you approve before we start is the number on the invoice. No surprise change orders.
| Part | Typical Installed Range | What Affects It |
|---|---|---|
| Window (standard Casita size) | $450 – $1,700 | Glass package, frame replacement vs. sash only |
| Entry door system | $900 – $3,200 | Material, hardware, threshold replacement |
| Weather gasket / seal replacement | $150 – $400 | Perimeter footage, gasket type |
| Latch / hardware adjustment or swap | $175 – $500 | Labor, part brand, frame repair if needed |
Every replacement we do in Austin comes with our 365-Day Done Right Promise in writing. If the part we install fails within a year, we make it right at no cost, and we come back for a free second visit if the repair doesn’t hold. That’s not a line on the estimate. It’s the deal.
DIY or Call Us?
Windows and doors aren’t high-tension parts like garage springs, so there’s no life-threatening risk in checking the basics yourself. You can confirm where the draft is coming from, check the label on the frame, measure the opening, and test whether the latch is simply misaligned. What goes wrong with DIY is the fit. Boxabl openings don’t match standard lumber-yard sizes, the frame depths are specific, and a window that’s out of square by a quarter inch will leak air and water from day one, even if it looks sealed.
If you’re handy, read the label, take measurements, and send us photos. We’ll tell you straight whether it’s a simple gasket job or a full unit swap before you spend a dollar. But we don’t recommend buying a part online and hoping it fits. Half the time we’re called in to redo a DIY replacement that cost more than doing it right the first time. Call (409) 834-4854 and we’ll give you the real number.

FAQs

Plan on 10 to 15 years for the factory window seals in Austin’s climate, and about the same for the original door if it’s not exposed to direct afternoon sun every day. High heat and UV are what kill seals and gaskets. If your unit faces west with no shade, expect to replace seals sooner. Call (409) 834-4854 and we’ll take a look before you replace more than you need.
A failed glass seal inside the insulated unit can’t be repaired. The fix is replacing the sash or the full glass unit. Minor frame gasket failures can sometimes be resealed, but condensation inside the glass means the unit is compromised. We’ll tell you which one you have. Estimates are free at (409) 834-4854.
Once the correct part is on hand, the swap is a one-day job. OEM part orders add two to four weeks. Aftermarket equivalents can cut that to under a week in most Austin cases. We’ll give you a firm date before we order anything.
We don’t stock factory Boxabl labels on the shelf, but we stock common matching frames, glass sizes, gaskets, sweeps, and latch hardware on our trucks. For most Austin Casita units, we can match an aftermarket part that fits the original opening without the factory lead time. Call (409) 834-4854 with your measurements or a photo of the label and we’ll confirm availability same day.
