Tamko Windows & Doors: The Austin Owner’s Guide
If you have a Tamko window or door that’s sticking, leaking air, or has a failed seal, we stock the replacement parts and install them across Austin. Most Tamko window and door repairs in Austin run between $400 and $1,800 depending on whether it’s a hardware swap or a full sash replacement, and we can usually get parts matched and scheduled within a week. You’ll notice the problem first as a draft, condensation between the glass panes, or a lock that fights you every time you try to secure the house.
We’re an independent Austin contractor, not a Tamko dealer or affiliate. That matters because we don’t have a quota to push one product line. We match what’s already in your home, price it honestly, and install it right.
Which Tamko Models This Applies To

Tamko’s window and door lines span several series, and the parts are not as interchangeable as people assume. The biggest compatibility gotcha we run into: Tamko’s double-hung balances from the Heritage series do not swap cleanly into the newer ProLine frames, even when the visible dimensions look identical. The shoe profile is different by about an eighth of an inch, and forcing it breaks the vinyl track. Always check the label printed on the top edge of the sash or the hinge leaf of the door. If the label is gone, take two measurements: the exact visible glass width and the sash thickness in millimeters. Those two numbers identify the series faster than any description.
On OEM versus aftermarket for Tamko specifically: OEM is worth it for balances, tilt latches, and door sweeps because the tolerances are tight and aftermarket versions tend to rattle. For glazing bead, weatherstripping, and screen corners, a quality aftermarket equivalent performs the same and saves you real money. We carry both on the truck and we’ll tell you which one makes sense before you spend a dollar.

Signs Your Tamko Windows & Doors Is Failing
- Condensation between the glass panes. The insulated glass unit seal has failed and the argon or krypton fill is gone. This is a replacement, not a repair, and the window will keep fogging until the IGU is swapped.
- A sash that won’t stay up or drops suddenly. The block-and-tackle or spiral balance has lost tension. This is a known weak point on Tamko double-hungs in Austin’s heat, which ages the internal springs faster than cooler climates.
- You can see daylight around the door edge on the latch side. The weatherstripping has compressed or the door slab has shifted. Left alone, this gets worse with every Austin summer and winter cycle.
- The lock or multi-point hardware grinds or needs two hands to throw. Lubrication might buy you a month, but the gearbox inside the lock body is usually worn. We replace these without pulling the whole door.
- Soft spots on the bottom rail of a door slab. Water got past the sweep and wicked into the frame. On older Tamko doors in Austin, this is common after years of rain splashing back off concrete patios.

AfterReplacement Cost & What’s Included

Here’s what Tamko window and door work runs in Austin right now. You should not have to call around just to know your ballpark, so these are the real numbers we quote from:
- Tamko window repair (hardware, balance, or latch): $400 – $1,800
- Full window replacement including the Tamko-compatible unit: $4,500 – $15,000 depending on window count and sizing
- Insulated glass unit (IGU) replacement per window: $300 – $800
- Door hardware or weatherproofing repair: $250 – $700
What drives the range is the series, the opening size, and whether you want OEM or a tested aftermarket part. Every quote includes the part, labor, haul-away of the old one, and a written line item price before we touch anything. We don’t show up and change the number at the door. And if the repair fails within a year, our 365-Day Done Right Promise means we come back and make it right, in writing, no argument.
DIY or Call Us?
You can absolutely check a few things yourself first. Look at the top edge of the sash for a legible label. Take photos of the hardware from two angles. Test whether the problem is isolated to one window or happening across several. That information makes your call to us faster and your quote more accurate. What you shouldn’t try is replacing a spring-loaded balance or a multi-point lock gearbox yourself. Those parts are under tension, and when they let go inside a vinyl frame, the repair bill goes up fast. Luca Romano has seen enough DIY attempts in Bouldin Creek homes to say it plainly: if the part is under spring load, that’s our job. Call (409) 834-4854 and we’ll tell you over the phone whether it’s worth a service visit.
FAQs

In Austin’s climate, a Tamko window with an intact seal typically lasts 15 to 20 years before the IGU starts to go. Door slabs last 20+ years if the sweep is maintained, but the hardware and weatherstripping usually need service every 7 to 10 years. The heat, UV exposure, and our wet spring storms shorten the life of seals faster than the manufacturer’s northern climate tests would suggest.
Most Tamko hardware can be repaired. Balances, latches, gearboxes, and sweeps are all straightforward part swaps we do in under an hour per window or door. The exception is a failed insulated glass unit, which has to be replaced as a whole unit because the seal failure can’t be re-sealed in the field. Call (409) 834-4854 and we’ll tell you which path applies to your situation.
Most single-window hardware replacements take 45 to 90 minutes once we’re on site. An IGU replacement is a one-day job because the new unit has to be ordered to your exact measurements and then seated and sealed properly. Full window replacements across a home run 2 to 3 days. We’ll give you a written schedule before work starts, with live arrival tracking and photo updates as we go.
We stock common Tamko-compatible balances, tilt latches, sweeps, and weatherstripping in our Austin service vehicles. Uncommon series parts or custom-sized IGUs we order direct, which usually adds a few business days. If you need a specific series or color, call (409) 834-4854 and we can confirm what’s in our Austin inventory the same day.
If your Tamko window or door is giving you trouble, don’t live with a draft or a lock that won’t catch. Call (409) 834-4854 for a free estimate and a written price before any work starts. We’ll tell you exactly what failed, what it costs, and when we’ll be there.
