Unilock Roofing: The Austin Owner’s Guide
We stock and install Unilock-compatible roofing parts across Austin, with most swaps running $400 to $1,800 installed depending on the panel or underlayment section that failed. Our trucks carry the common Unilock profiles and interlock clips, so a technician can usually diagnose and replace the same day. Most owners discover a problem after a hard Hill Country storm: a panel lifts at the seam, water stains show on the ceiling, or a corner clip snaps in the wind and the panel starts chattering against the deck.
Luca Romano has pulled failed Unilock sections off enough Austin roofs to know the usual culprits: UV-degraded sealant at the laps, freeze-thaw cycles that work clips loose, and hail that cracks the stone coating at the edges. The fix is straightforward when you catch it before water reaches the decking. If the panel’s cracked through or the underlayment’s torn, you’re looking at a bigger section repair, not a single-part swap.
Which Unilock Models This Applies To

Unilock roofing runs on a modular interlock system, not a nailed-shingle pattern. The panels come in a few profile families: the deeper-shadow slate-look profiles, the smoother contemporary flats, and the barrel-tile profiles that mimic Mediterranean clay. Each family uses its own clip geometry, so a clip from a slate-look panel won’t seat correctly on a barrel profile. That’s the compatibility gotcha we see most often: owners buy a generic clip online, it looks close, and it pops loose within a month because the locking tab is 3mm too short.
Identification is easy if you know where to look. Every Unilock panel has its profile code molded or stamped on the underside, near the interlock lip. You’ll see a two-letter profile code plus a width designation (12-inch, 16-inch, or 20-inch coverage widths are the common Unilock spans). If the stamp’s faded, measure the exposed panel face. Once we have that width and the profile shape, we match OEM or a quality aftermarket equivalent from our supplier network. For Unilock specifically, OEM is worth the premium on the interlock clips; aftermarket panels from our Texas suppliers hold up fine and often land 20 to 30 percent below list. We’ll give you both options in writing before you approve anything.

Signs Your Unilock Roofing Is Failing
- Water stains on the ceiling or attic sheathing. This means the interlock seal has failed somewhere uphill of the stain. Unilock panels shed water through overlapping channels; when a sealant bead dries out from Austin’s UV load, capillary action pulls water sideways into seams that should stay dry.
- A panel that lifts or rattles in wind. The interlock clips are the muscle of a Unilock roof. When a clip corrodes or a hail strike flattens the locking tab, the panel loses tension and every gust works it looser. You’ll hear it before you see it.
- Visible stone-coating loss or cracked edges. The steel core is protected by a stone granule coat. Hail bruises the granules off and leaves bare metal that rusts within two seasons. A cracked edge means the panel is flexing; water gets under the crack and starts on the underlayment.
- Granules washing into gutters. A consistent trail of grey or tan granules in the downspout is not normal aging. It means the coating is breaking down faster than it should, usually from a specific impact zone or a manufacturer coating flaw.
- Sealant beads pulling away at lap joints. Unilock relies on factory-applied and field-touched sealant at critical laps. Texas heat cycle expansion and contraction will eventually dry out any field sealant. When you can see daylight or a gap at the overlap, water is getting in.

AfterReplacement Cost & What’s Included

In Austin, a typical Unilock roofing repair runs $400 to $1,800 installed. The low end covers one or two clips, a sealant re-bead at a lap joint, and labor. The high end covers replacing a full damaged section with new underlayment, new panels matched to the existing profile, and new clips throughout the repaired zone. Roof replacement territory starts at $8,000 and runs to $20,000 when the decking or a full slope needs to come off.
What drives the number is access and match. A one-story walkable pitch is a fast job. A two-story 8/12 roof requires lift equipment and fall protection, and that labor shows up in the quote. If your Unilock profile has been discontinued, matching may mean ordering from a specialty supplier or adjusting a current profile to blend, and we’ll explain that tradeoff before you spend a dime. Every repair includes a written price before work starts, and every part we install carries our 365-Day Done Right Promise: if it fails within a year, we come back and make it right. No invoice surprises, no change orders without your sign-off.
DIY or Call Us?
Here’s the honest split. You can safely inspect from a ladder: check for lifted panels, visible sealant gaps, and granule trails. You can also clear debris from valleys and gutters. What you should not do is walk an Austin roof after a storm or try to bend a Unilock interlock clip back into shape. The clips are spring-tensioned, the panels are slick, and a fall from even a one-story pitch lands people in the ER. If the panel is damaged or a clip has snapped, the replacement requires working the interlock in sequence to keep the water channels aligned, and that’s our job.
Call (409) 834-4854 and we’ll send a technician who knows Unilock profiles, brings the right clips, and gives you a written price before the ladder leaves the truck.
FAQs

A properly installed Unilock roof in Central Texas typically lasts 25 to 40 years, but the stone coating and sealants usually need attention around year 15 to 20 because Austin’s UV index and hail frequency are harder on the granules than the manufacturer’s milder-climate testing. Call (409) 834-4854 for a condition check, and we’ll tell you honestly whether you need a repair or a replacement.
Sometimes, yes, if the interlock edges are intact and the panel simply needs a re-seal and new clips. If the panel is cracked through or the locking lip is deformed, a single-panel patch won’t hold and we’ll recommend a section replacement instead. We’ll show you the damage before we recommend the fix, and the quote is always in writing.
Most clip, sealant, and single-panel repairs are finished in one visit of two to four hours, assuming the weather is dry and the profile parts are on hand. A full section replacement with underlayment can run a full day. We’ll give you the timeline with the written price, and our 365-Day Done Right Promise covers the work for a full year after we’re done.
We keep the common profile clips, sealant, and stone-coat touch-up materials on our Austin trucks, plus a selection of 12- and 16-inch coverage panels in the most popular colors. Less common profiles or discontinued colors may take a few days to source from our Texas suppliers. We’ll tell you at the first call whether your part is on the truck or needs to be ordered, so you’re not waiting around wondering.
If your Unilock roof is acting up, call (409) 834-4854 for a free estimate. We also stock and install parts for KraftMaid, Cambria, and Silestone products across Austin, so if the problem turns out to be something other than the roof, we’ll point you in the right direction. Measure twice, cut once – then we actually build the thing.
