ViewLux Home Additions & ADU: The Austin Owner’s Guide

ViewLux home addition and ADU projects in Austin typically run between $45,000 and $130,000 fully installed, depending on square footage, foundation type, and utility connections. We stock and install ViewLux-compatible hardware and fixtures for these builds, and our crew has site availability most weeks. Most Austin owners realize their ViewLux addition or ADU has a failing component the same way: a door that starts binding in August humidity, a wall seam that opens up after a dry winter, or electrical that trips when the Texas heat pushes your mini-split to full load. The good news is that most failed parts in a ViewLux build cost far less to replace than people fear once they know what’s actually broken.

Which ViewLux Models This Applies To

ViewLux home additions and ADUs across the Austin market use a relatively consistent hardware spec, but there are differences worth knowing before you order a part. The biggest compatibility gotcha is the window and door flashing system: ViewLux switched from a nailed-flange detail to an integrated J-channel around 2019, and the two are not interchangeable. If your build is pre-2019, you need the older flange kit and a compatible WRB tape. If it’s 2019 or newer, the integrated channel means you can often swap a jamb without pulling the full window unit. Check the sticker on the inside of the jamb or the underside of the sill for the series code (VL-1, VL-2, or VL-3). For finish hardware like door handles and hinges, ViewLux uses a 70mm backset on most interior doors, which is slightly larger than the 60mm common on box-store doors. OEM parts exist, but quality aftermarket equivalents from Blum, Sugatsune, and Andersen hold up just as well at 30 to 50 percent less in most cases. We keep the common failure items on the truck: hinges, latches, thresholds, corner flashing, and door sweeps.

Signs Your ViewLux Home Additions & ADU Is Failing

  • Doors that scrape or bind at the top or latch side. This usually isn’t the door itself; it’s the slab or stem wall moving with Austin’s expansive clay soil. The fix is often a hinge adjustment or a threshold shim, not a full door replacement.
  • Gaps opening at wall-to-ceiling seams or around window casings. Seasonal movement is normal in Austin, but if a gap stays open after the dry season ends, the drywall or trim was likely fastened too tightly against the framing. It’s a $200 to $500 fix now, and a much bigger one if you let moisture into the wall cavity.
  • Mini-split or HVAC runs constantly but the space doesn’t hold temperature. ViewLux ADUs built before 2020 often used R-13 wall batts where newer code expects R-15 or better. The fix may be as simple as air-sealing the top plates and rebalancing the system, not replacing the unit.
  • Water staining on the ceiling or at the top of a wall corner. On ViewLux builds, the most common culprit is a failed corner flashing where the addition ties into the original roofline. Austin’s intense sun degrades the sealant faster than most coastal climates; we see 7- to 10-year sealant failures routinely.
  • Outlets or fixtures intermittently losing power in the ADU. This is often a loose connection at the subpanel or a GFCI daisy-chain issue, not a failed breaker. It’s a quick diagnosis job for a licensed electrician.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

For a focused repair on a failing ViewLux component, Austin homeowners usually spend between $400 and $3,500 depending on what’s actually broken. Door hardware and re-flashing run $400 to $800. Window jamb replacements run $600 to $1,800. Full wall air-sealing and insulation upgrades in an ADU run $1,500 to $3,500. If you’re looking at a bigger project, a full ADU construction runs $90,000 to $220,000 and a garage conversion runs $30,000 to $80,000. Every job gets a written line-item price before work starts. Parts are listed at cost. Labor is quoted upfront. If we find something else once we open the wall, we call you with a number before we touch it.

Our work comes with the 365-Day Done Right Promise: if it’s not done right, we make it right. That’s in writing on every estimate.

DIY or Call Us?

You can safely check a few things yourself: look at the series code on the door or window label, note where the gap or stain is, and take photos with a tape measure in frame so we can see exactly what’s what. What you should not do is open a wall cavity, run new electrical, or re-flash a roofline tie-in on a second-story addition. That work involves fall protection, structural connections, and waterproofing details that fail quietly and expensively when they’re done wrong. Luca Romano has seen more than one Austin DIY flashing job that looked fine from the ground and rotted a rim joist within two years. If you’re on the fence, call us, describe what you’re seeing, and we’ll give you an honest read on whether it’s a job you can handle or something we should come do. The phone number is (409) 834-4854.
